When listing your home on the market the goal is to sell it quickly. Here are 5 tips to do just that.
Fix your curb. The first thing buyers see is the front of your house. For many it is safe to assume that if you take care of the outside of your house then you will take care of the inside. having the front outside of your house makes buyers want to move forward with seeing the inside. The goal when listing is to get as many people in your house to see it. Then you can potentially start a bidding war and accept an offer over where you started.
2. Clean your house of items.
Now that we have impressed people enough to get them in your house, we want them to walk past the first room. Clear off the surfaces that people can see. If you have a lot of things hide them somewhere so your house looks as close to a model home as possible. Clutter hides the size of houses. Be sure to highlight space and other cool features in your house. Don't be afraid to use social media for trending home colors or decor.
3. Make all necessary repairs. When most people are purchasing a house they do not want to make repairs right away (unless they are purchasing a fixer upper). In order to get top dollar make sure you fix everything you can. Keep in mind that the more you fix the more value it can add to your home.
4. Check out your competition. If others in your neighborhood are selling their homes, you want to know how different their homes are from yours. Remember the goal is to sell you want your house to stand out from the rest so it can be "the chosen one."
5. Use a realtor! When selling a home, a realtor's job is to advise you on prepping your house to sell, hiring a photographer to take professional photos of your home (most buyers see photos of your home before going to it. If your photos are not great that could stop potential buyers from wanting to see it in person), coming up with the proper verbiage to describe your home and make it appear and sound fabulous on all real estate websites, answering all the calls that come in with questions about the house, and lastly scheduling appointments for people to see the house.
